Types of Survey offered are:
Market Value
This inspection is normally carried out for banks and building societies in order to assess the suitability of a property for mortgage purposes.
It is sometimes undertaken for private clients for taxation or other purposes. the level of detail given in this report regarding the construction and condition of the building is very restricted.
Homebuyers Service
This is a much more detailed inspection and report than the Market Valuation and is suitable for all residential properties, which are of conventional construction, in a reasonable condition and built within the last 150 years.
It is designed to concentrate upon matters that are urgent or significant, for example dry rot or the likely need to renew roof coverings etc.
The Homebuyers' service provides a concise and economic report. It also includes a Market Valuation and building insurance figure.
Pre-Contract Report / Building Survey
This survey is suitable for all residential properties and provides a comprehensive report on construction and condition.
It can include budget costing for works and recommendations as to further investigations where appropriate (e.g. drainage reports or wiring tests).
This report will include photographs and sketch plans which are of benefit in identifying problem areas. The survey can be adapted by agreement to suit the client's individual needs, for example to comment on proposals for an extension.
A valuation is not normally included but can be provided as an agreed extra.
